The Reserve at St. John's River
Property Highlights: The Reserve at St. John’s River was purchased on November 2019. The 332-unit complex sits on a 26.6-acre site with 15 two and three story buildings, featuring the best unit floor plans in the market. The property benefits from a superior location with over 2,000 feet of frontage on the St. John’s River which provides the majority of the units with water views. Community amenities at The Reserve include two swimming pools, two lighted tennis courts, a 24-hour fitness center, a playground, two 24-hour laundry facilities, a car-care area, and dog park.
The property is located within a 10 minute drive to major employment centers, such as, Downtown Jacksonville, Jaxport, Jacksonville University, and Memorial Hospital.
Savlan Capital has completed renovations of the exterior building, including the addition of a playground, dog park, and a state-of-the-art fitness center. We continue to remodel and modernize the interior units, raising the quality of the asset.
Property Highlights: Westview Commons Condominiums is a 38-unit (out of 42) asset that was purchased in 2018. The property was acquired with a tremendous value-add component, located in the affluent city of Davie, which is one of South Florida’s strongest rental markets. Davie is home to many universities, creating a consistent high-demand for rental units, which allowed us to quickly bring rental rates up to market value.
Built in 1989, units feature identical floor plans of spacious 2-bedroom & 2-bathroom units with private balconies and in-unit washer and dryers. We enhanced and modernized the interior of the units, built a new pool, grilling area, added a dog park, and upgraded the landscaping.
Hallandale Beach, Florida
Property Highlights: The Marli Apartments was purchased in July of 2016 and subsequently underwent a complete renovation to the interiors and select portions of the common area. The gross income for the asset increased by 75% within 15-months of the acquisition.
In November of 2017, Savlan completed a full cash out refinance with a 10-year agency loan and 2-years of interest only payments.
Single Family Portfolio
North Miami/South Broward, Florida
Property Highlights: Between 2010-2014, we purchased single family homes out of foreclosure auctions. These homes are all located within the center of South Florida’s tight rental market. The portfolio is perpetually 100% occupied with strong 10% rental increases year-over-year.
The best assets of the portfolio were refinanced in 2016, returning all of the original capital with additional capital to be reinvested back into the portfolio. 17 outlaying homes were sold off individually to improve the scale of management.
