It is situated on ±36.3 acres within Duke Realty’s Camp Creek Business Park, a 400-acre campus with 2.9 million square feet of existing industrial and office buildings and an additional 2.0 million square feet for development. The business park is positioned just west of Hartsfield-Jackson Atlanta International Airport, the busiest airport in the world.

The Camp Creek Corridor has become a prime target for developers, investors, and users with ±2,500 multifamily units, ±1,500 hotel rooms and ±800 acres of mixed-use development recently completed, under construction, or planned. Savlan acquired the Camp Creek Center in August of 2019 as part of our sustainable growth strategy to acquire real estate in diversified economic and population growth areas. The property was purchased well below replacement cost and we implemented major cap-ex improvements to further upgrade the property.

Bradenton Financial Center was an ideal match for our investment strategy of acquiring value-add opportunities in great locations with a sustainable and well-diversified tenant base. This asset met all those criteria with an irreplaceable location, a strong tenant mix, below-market rents, and room for occupancy growth. Savlan closed on this asset in June 2019 and completed $1MM in renovations, upgrades, and local artist installations.
