Camp Creek Business Center

Property Highlights: Camp Creek business center consists of six buildings totaling ±298,433 square feet, developed between 1988 and 2008. It is situated on ±36.3 acres within Duke Realty’s Camp Creek Business Park, a 400-acre campus with 2.9 million square feet of existing industrial and office buildings and an additional 2.0 million square feet for development. The business park is positioned just west of Hartsfield-Jackson Atlanta International Airport, the busiest airport in the world.
The Camp Creek Corridor has become a prime target for developers, investors, and users with ±2,500 multifamily units, ±1,500 hotel rooms and ±800 acres of mixed-use development recently completed, under construction, or planned. The area’s abundance of retail, dining, and entertainment venues and a multitude of premium residential communities along the Camp Creek Corridor, have attracted a vibrant, highly-educated workforce. Savlan acquired the Camp Creek Center in August of 2019 as part of our sustainable growth strategy to acquire real estate in diversified economic and population growth areas. The property was purchased well below replacement cost and we implemented major cap-ex improvements to further upgrade the property.
Bradenton Financial Center
Property Highlights: Bradenton Financial Center is a 116,839-square-foot, Class A office building located at 1401 West Manatee Avenue. At 12 stories, it is the tallest building in Bradenton, offering views of the Manatee River. The asset features the Sage Biscuit Café on the ground floor and large financial tenants such as Bank of America and Morgan Stanley. The building is served by an adjacent five-story parking garage accessible via skybridge from the main structure.
The property offers exceptional visibility along Manatee Avenue, the Central Business District’s primary east-west thoroughfare. It’s central location places Bradenton Financial Center within walking distance of Bradenton City Hall, the Manatee County Courthouse, the Manatee County Government Center, Bradenton Riverwalk, and the numerous retail, dining, and entertainment venues in downtown Bradenton.
Bradenton Financial Center was an ideal match for our investment strategy of acquiring value-add opportunities in great locations with a sustainable and well-diversified tenant base. This asset met all those criteria with an irreplaceable location, a strong tenant mix, below-market rents, and room for occupancy growth. Savlan closed on this asset in June 2019 and completed $1MM in renovations, upgrades, and local artist installations.
The Atrium - Sold
Property Highlights: The Atrium is a garden-style medical and professional building within walking distance to Osceola Regional Medical Center, a 321-bed hospital.
The property was purchased in June 2014 for $1,050,000 and sold in September of 2016 for $1,500,000. Prior to the sale, the principals of Savlan had completely renovated the common area’s and brought the asset from 70% occupied to 90%.
Springs Professional Center - Sold
Altamonte Springs, Florida
Property Highlights: Springs Professional Center is a medical office complex with individual single story office buildings, each with private entrances. The site is bordered by I-4, a major thoroughfare in Orlando.
The property was purchased in June 2017 out of foreclosure auction with 59% vacancy at $50 P.S.F. Subsequently, Savlan has re-branded the property through cap-ex expenditures, an aggressive leasing strategy and hands-on management.
