Savlan acquired the Camp Creek Center in August of 2019 as part of our sustainable growth strategy to acquire real estate in diversified economic and population growth areas. The property was purchased well below replacement cost and we implemented major cap-ex improvements to further upgrade the property.

The asset is a light-industrial/flex business park with 25 National and Multinational diversified tenants. Exchange South has found a niche with large medical-use tenants that are highly invested in their spaces. The nature of the property will greatly benefit from the growth of e-commerce and expanded residential/commercial construction.
After acquisition, Savlan Capital implemented $1MM in CapEx renovations to improve the asset. We increased occupancy from 75% to 90% bringing rents up to market. With new market rental rates and increases in occupancy, the property value increased by 151% in less than two years.
Commerce Park - Sold
Property Highlights: Commerce Park is a 13-acre property located directly across DFW Airport in the highly sought after DFW Airport sub-market, arguably the strongest industrial and job-creating market in the country. The asset comprises of light-industrial and garden style office with over 60 tenants. Savlan acquired Commerce Park in December of 2017 well-below replacement cost and after successfully renovating the asset, sold it with an exceptional IRR for investors.
